Blockchain technology has opened new ways to record and exchange ownership, trust, and value online. Originally designed to support digital currencies, its applications now extend into areas that include decentralized finance, supply chains, and digital identity. Among its most visible innovations are non-fungible tokens (NFTs)—unique digital assets that use blockchain to prove ownership and authenticity. NFTs combine cryptography, smart contracts, and digital records to make digital items verifiable, tradable, and programmable. While the early spotlight was on digital art, NFTs now underpin use cases ranging from fractional investments to insurance and real-world asset tracking.

How It Works

NFTs are digital tokens that represent unique items or rights on a blockchain. Unlike cryptocurrencies like Bitcoin or stablecoins, which are interchangeable, each NFT carries distinct metadata that identifies it as one of a kind. When someone “mints” an NFT, a smart contract—a self-executing program stored on the blockchain—creates and records it permanently. This contract defines the token’s properties, tracks its ownership, and enforces any programmed rules, such as paying royalties to creators every time it’s resold. The digital file or information linked to the NFT—like a video, certificate, or document—is usually stored off-chain, while the NFT itself serves as a secure proof of authenticity and provenance.

Smart contracts make NFTs powerful because they can automate complex financial and legal relationships without intermediaries. For example, in a fractional real estate investment, a property could be represented by an NFT whose ownership is divided among investors. Each holder could receive rental income automatically through the smart contract, without needing a traditional escrow or fund manager. In insurance, smart contracts can issue and manage NFT-based policies that trigger claims payments when on-chain or external data (through “oracles”) confirm that certain conditions are met. These programmable features allow NFTs to move beyond collectibles into the realm of functional financial and commercial infrastructure.

Use Cases and Significance

  • Digital art and collectibles: NFTs first gained prominence through digital art sales, allowing artists to sell verifiable originals instead of endlessly replicable files. Projects like Beeple’s Everydays (sold for $69 million in 2021) and generative collections such as CryptoPunks and Bored Ape Yacht Club demonstrated how blockchain could create scarcity and provenance in digital media. This model has since expanded into photography, music, and literary rights.

  • Fractional investment and asset tokenization: NFTs can represent fractional ownership in high-value assets like real estate, art, or infrastructure: a commercial property or renewable energy project could be divided into NFT-based shares that investors buy and trade globally. This allows broader access to investment opportunities while increasing liquidity and transparency. Startups already use NFT-linked tokens to let individuals invest small amounts in rental properties and receive proportional income.

  • Insurance, risk management, and supply chain traceability: NFTs can function as tamper-proof records that enhance transparency. In insurance, an NFT-based policy can automatically issue payouts when verifiable data—such as satellite evidence of a drought—triggers a smart contract, streamlining claims and reducing disputes. And in supply chains, NFTs can authenticate the origin of goods, from coffee beans to car parts. Automakers and others have already begun testing NFT-based tracking systems to ensure ethical sourcing, prevent counterfeiting, and provide end-to-end visibility.

  • Digital credentials and identity: NFTs can represent educational degrees, professional certifications, or licenses that can be instantly verified but not forged. For example, a university might issue a blockchain-verified diploma NFT that employers can verify  without contacting the school. Hospitals, trade associations, and employers are exploring similar systems for identity management and workforce verification.

  • Ticketing and access control: NFTs can replace traditional event tickets or membership cards, ensuring authenticity and enabling dynamic features. A music festival, for instance, could issue NFTs that double as both entry passes and collectible digital merchandise, while a professional association could issue NFT memberships that grant voting rights or conference access.

NFTs have evolved from digital curiosities into versatile tools for finance, identity, and commerce. Their ability to combine verifiable ownership with automated execution opens new possibilities for markets that have long relied on intermediaries. Policymakers should support frameworks that encourage experimentation with NFT-based financial products, ensure interoperability among digital identity systems, and establish clear consumer protections. Instead of treating NFTs purely as speculative assets, it is key that regulators recognize them as a foundational technology for modernizing ownership, investment, and trust in the digital economy
